South Florida Container Terminal (SFCT) Administration Office Building & Service Station

Lemartec was retained by the South Florida Container Terminal (SFCT), a full-service marine terminal located at PortMiami, to provide pre-construction, value engineering, and construction services for their new administration building and service station also to be located at the Port. This will be SFCT’s first administration office building at PortMiami which will allow the company to accommodate its current and future growth. This is also a pivotal project for PortMiami as it is part of the Port’s continued effort to accommodate new terminals. The scope included an approximately 20,000 SF, 4-story Administration Building and an approximately 16,200 SF Road and Service Station pre-engineered metal building. A parking area was also included.

During the pre-construction phase, Lemartec was responsible for assembling and managing the team to design and prepare preliminary plans including the architectural site plan, preliminary floor plan, and preliminary exterior elevations, and an overall utility plan. Lemartec’s in-house building systems engineers, in conjunction with our steel building manufacturer, Varco Pruden, designed the service station. Lemartec ensured compliance with zoning and building code requirements with Miami-Dade County and PortMiami. Additionally, existing site utilities were identified to locate the building footprint. Lemartec utilized the plans which incorporated the requirements of the local authorities having jurisdiction to prepare a Rough Order of Magnitude (ROM) budget estimate and preliminary schedule for completion of the project. The budget met SFCT’s aggressive budget constraints and the fast-track project will be completed in one year.

Lemartec’s efficient pre-construction efforts led to the execution of this construction program, central to the development of PortMiami. The Lemartec team has recently begun the construction phase of the project and it is diligently working to ensure meeting the project’s tight schedule.
